Structure & Foundation
Visible structural components are evaluated for signs of damage, movement or other conditions that may warrant attention.
Attic & Insulation
When accessible, we inspect the attic structure, insulation, ventilation and visible signs of moisture intrusion or other concerns.
Electrical System
The inspection includes accessible electrical components such as the service equipment, panels, wiring, outlets, switches and other visible electrical components.
Plumbing System
We evaluate accessible supply and drain plumbing, fixtures, water heaters and other visible plumbing components for leaks, damage and functional concerns.
Heating & Cooling
The HVAC system is inspected for its general condition and operation, including accessible heating and cooling equipment and components.
Kitchen & Built-In Appliances
We inspect accessible kitchen plumbing, cabinetry and countertops and operate installed appliances that fall within the scope of the inspection.
Bathrooms & Interior
Bathrooms, walls, ceilings, floors, windows, doors, stairs and other accessible interior components are inspected for visible defects and functional concerns.
What About Problems You Can’t See?
Not every problem announces itself with a stain on the ceiling or a puddle on the floor.
That’s why thermal imaging is included with our Full Home Inspection at no additional charge. When appropriate, thermal imaging can help identify temperature differences that may indicate concerns such as moisture intrusion, insulation deficiencies or HVAC-related issues that deserve further investigation.
It’s another tool we can use to help provide a more thorough picture of the home on the day of the inspection.
Full Home Inspection vs. 4-Point Inspection
This is an important distinction for Florida homebuyers.
A 4-Point Inspection is primarily an insurance-focused inspection that documents four major systems: the roof, electrical, plumbing and HVAC.
A Full Home Inspection is much more comprehensive and is designed to help you understand the overall condition of the property you’re considering purchasing.
At High Road Home Inspections, when you schedule a qualifying Full Home Inspection, your 4-Point and Wind Mitigation inspections are included at no additional charge.
That means you can get the detailed inspection you need as a homebuyer while also receiving valuable documentation that may be needed by your homeowners insurance company.
What Happens After the Inspection?
Once the inspection is complete, you’ll receive a detailed digital report documenting our observations, including photos when applicable.

We also encourage our clients to join us near the end of the inspection when possible. This gives your inspector an opportunity to review significant findings with you, answer questions and provide additional context before you receive the full report.
